- Triple net lease, with 10 to 20 years of irrevocable lease payments, from an investment-grade tenant responsible for:
Property or equipment rent.
- Payment for maintenance, repairs and real estate taxes.
- Irrevocable payment guarantee from Moody’s or S&P investment-grade source or tenant.
- $10 million minimum funding.
- Amortized term loans of 3 to 15 years.
- Single-payment “bullet loans” with paybacks deferred for 3 to 7 years.
